Please note that the rates provided are subject to change based on different periods and seasons. Therefore, it is always advisable to submit a request to inquire about the most current rates applicable.

Events can also be hosted at the villa, with a starting fee of €10,000 plus 22% VAT. However, for such occasions, it's best to inquire about availability and specific details by making a request.

Rules & Notes:

• Pets: Not allowed.
• Smoking: No smoking inside; designated areas outside only.
• ⁠Check-In: Between 4:00 PM and 7:00 PM.
• External providers: (e.g., chefs, staff) are brought onto the property without owner's permission, a € 3,000 fee applies. Our staff can organize these services upon request.
• Daily housekeeping: In AM or PM, to be coordinated with guests.
• Linen replacement: Is once a week.
• Welcome drink: and snacks upon arrival.
• Toiletries, beach bags, beach towels, slippers: included.
• ⁠Porter service: included on both arrival and departure; however, please note that departures before 7 AM or after 7 PM will incur an additional fee for the guest.
• ⁠Breakfast is not cooked and includes: assortment of bread, croissants, biscuits, baked goods, fresh fruits, yogurt,butter,orange juice, preserves, honey, coffee, milk.
• The Spa Jacuzzi: be heated upon request, but we require a 48-hour notice to accommodate this service. Additionally, it is strictly forbidden to enter the jacuzzi with any type of creams on the body to ensure the water's cleanliness and maintain the quality of your experience.
• The gardener: will tend to the gardens and flowers on the property three times a week, ensuring that guests' privacy is fully respected and maintained.
• The butler: residing near the villa, visits the property each morning to prepare breakfast, assist with trash disposal, or cook for guests upon request for arranged dinners. Coordination with guests ensures that we maintain the utmost respect for the privacy of our clients.
• ⁠Upon check-out: guests will be presented with a detailed bill covering any services organized or reserved on-site, including cooked breakfasts, dinners, or selections of wine and champagne from the cellar.

Additional Fees:

• ⁠Late Arrival Fees: €30 applies for arrivals from 8:00 PM to 10:00 PM. Arrivals from 10:00 PM to 1:00 AM will incur a €50 fee. For arrivals from 1:00 AM to 7:00 AM, a €100 fee will be charged.
• ⁠Damage deposit: €1,000 is required. It can be pre-authorized at check-in or paid in cash. The deposit will be returned upon check-out following an inspection or released within 10 days after check-out.
• Please contact the host: a day prior to your arrival to ensure a smooth check-in process.
• Tourist tax: Ranging from €1.50 to €3, depending on the property, is not included in the price and must be paid upon check-in.
• ⁠Parking available: For an additional fee ranging from €20 to €50 per day.
• ⁠VAT: Included in the initial price.
• Additional housekeeping: €30 per hour.
• ⁠Supplementary linen replacement: €150.
• ⁠Pantry Shopping Service: €100 plus cost of food.
• ⁠Early Departure: Porter service before 7 AM: €50 early fee.
• ⁠Late arrival: Porter Service after 7 PM €50 late fee.

Deposit and Payment

• A non-refundable deposit of 30% of the total booking amount is required to confirm and guarantee the booking.
• Payment can be made via wire transfer or credit card.
• The final payment is due 60 days before the arrival date, using the same payment methods.

Payment Details

Payment details for the deposit and final payment will be sent to the client upon reservation confirmation.

Damage Deposit

• A damage deposit is requested upon check-in at the property.
• This will be fully refunded at check-out, subject to a satisfactory property inspection.

Cancellation Policy

• Cancellations must be communicated in writing.
• If cancellation occurs after 60 days before arrival and any payment beyond the initial deposit has been made, these additional payments are non-refundable.
• No-shows will not receive any refund.

Additional Charges

• Tourist tax and other services are not included in the booking price.
• Clients should review the list of services included and excluded from their booking carefully.
